Below is a brief overview of the steps we will walk you through in your journey to homeownership.
The pre-qualification process allows us to determine if we may be able to assist you with our Low Deposit Solution. Through this we can also get a clear understanding of your goals, suburbs of interest and affordability.
Armed with your answers, our finance team will assess your current financial situation and calculate how much a lender will potentially lend you (your borrowing capacity). Once pre-qualified, our Home Buying Coaches will guide you through to the next step.
This is where you sit down with your Home Buying Coach who will introduce you to our service. They will help to develop your home-buying plan and show you how we can help you get there.
They will meet you at a time and place suitable for you and provide you with all the exciting options you have ahead of you.
Your Home Buying Coach will be beside you every step of the way to answer any questions and provide you with all the information you need to make informed decisions.
Once you’re happy to proceed, our in-house finance team will confirm your income and expenses. This allows us to confirm how much you can potentially borrow.
They will also access your Credit File to check your current credit score. If you’ve ever defaulted or simply missed a payment, we need to be aware so we can develop a plan appropriate to your circumstance.
At this stage we will explore some potential new home options with you. We will package options based on your affordability, desired locations and preferred house design (if applicable).
Once you’ve selected your new home you will reserve the property by signing an ‘Expression of Interest Form’. This takes the property ‘off the market’ ensuring it can’t be sold to someone else.
We will organise to have purchase contracts for you new home prepared and arrange a time to meet to assist with contract signing. At this stage our finance team will have narrowed down your home loan options, so we will also go through the home loan application, lender documents and First Home Owner Grant forms (if applicable) with you.
Your home loan application will be submitted to your chosen lender for approval and your signed purchase contracts will be processed. We now wait for finance approval from the lender. During this time, we will be in constant contact to advise of any updates (or requested information) from the lender.
Start Celebrating, you’re on the home stretch.
Once your home loan application is formally approved we will inform your legal representative so they are aware your purchase contract can now go ‘Unconditional’, making it a binding agreement between you and the vendor. If applicable, the First Home Owners Grant will also be approved by the State Revenue Office.
It’s time to celebrate, and start packing, you’re about to be a home owner.
Your lender will issue your home loan documents and we will meet you to discuss and assist you with signing them. They will then be sent back to you lender so all parties can get ready for settlement of your brand new home.
Once your property settles it is officially yours.
If you have purchased a house and land package this is where the builder starts construction of your new home.
